We have a hotel buyer that is looking for distressed hotels world wide with good upside potential. The hotel should be able to be upgraded to a 4-star or 5-star hotel. The hotel must also be able to be re-flagged. Price needs to be 50% LTV or less.

Does the Hotel need to be distressed or just a great deal with cap rate of 8-8.5 with great potenial for furture upside?
